February 2019 Market and Statistics Report

According to the latest data released by the San Diego Association of REALTORS® for February 2019 and published via InfoSparks, the San Diego real estate market is not really experiencing a momentum slow down as previously predicted and seems to be trending towards for massive acceleration in 2019. Prices continue to rise ↑ despite the sales reduction.

The Bottom line:

February showed a 11.1% drop in sales from last year while our median sales price increased by 2.0%. The  interesting statistic continues it’s run in 2019 as we now have over 22.4% more homes listed this February as compared to last year.

Let’s take a look at the February 2019 real estate market for San Diego:

February 2019 San Diego Real Estate Statistics

  • New Listings: 3,680 (Up -5.3% from last year)
  • Sold Listings: 2,038 (Down -11.1% from last year),
  • Total Active Listings: 6,690 (Up +22.4% from last year)
  • Median Sales Price: $500,000 (Up +2.0% from last year), Chart Below ↓, view the chart as it’s in real time and stats do change.
  • List To Sold Price Ratio: 96.7% (Down -1.4% from last year)
  • Days on the Market: 39 Days (Up +30.0% from last year)

San Diego’s Real Estate Market Is Shifting.

We’ve had a reduction in the sheer number of sales in the San Diego County area for the last 12 months, but prices haven’t stop increasing. We’re in an unusual market.
