In compliance with local housing requirements, 800 Broadway also includes 33 income-restricted units for qualifying renters earning up to 50% of the area median income (around $57,900 for individuals). These units filled quickly, underscoring the high demand for Downtown San Diego housing at all income levels.

Despite soaring rent prices, Downtown San Diego currently has the highest apartment vacancy rate in the county at 12.4%, driven in part by a construction boom. As Alan Nevin, an economic researcher at Gafcon, put it: “There’s no question it is a great marketing tool.” Nevin consulted on unit configurations at 800 Broadway and emphasized that in today’s market, new luxury towers must justify their pricing through exceptional design and lifestyle offerings.
