The Truth About Who Owns Most San Diego Housing?
There’s a lot of talk lately about institutional investors, big corporations, and foreign buyers supposedly taking over California’s housing market. Some claim that these deep-pocketed investors are pushing everyday homebuyers out of the market.
But is that really true—especially here in San Diego?
The answer: No. That narrative is mostly a myth.
In reality, 91% of all investor-owned homes in California are held by “mom and pop” owners who own five homes or less. And when you look at all housing statewide, only about 19% of homes are investor-owned—meaning the overwhelming majority of homes are owned by regular people who live in them.
So, what does that mean for San Diego homebuyers and sellers? Let’s dig in.
How Much of California’s Housing Is Owned by Investors?
A recent analysis of property ownership data shows that investors own about 1.45 million houses, or 19% of the state’s 7.6 million single-family homes. That’s far from a corporate takeover.
And in San Diego County specifically, the investor ownership rate is even lower—around 16%.
That means 84% of all homes in San Diego are owned by regular homeowners, not investors.
Most Investors Are Local “Mom and Pops,” Not Wall Street
Even among the 19% of homes owned by investors statewide, the vast majority are owned by small-scale landlords:
- 91% are owned by individuals or families with 5 homes or less.
- Only 2% are owned by large-scale investors with 51+ properties.
So when you hear claims that Wall Street or big corporations are buying up all the homes, the data simply doesn’t support it—especially in San Diego.
Where Do Investors Actually Dominate?
Yes, there are some California counties where investors own a huge share of homes—but they’re mostly small, rural, or vacation-home markets far from San Diego.
For example:
- Sierra County: 82% of homes investor-owned (mostly vacation properties).
- Mono County: 74% (think Mammoth Lakes and ski homes).
These areas have little in common with urban San Diego.
In major metro areas like San Diego, Los Angeles, and San Francisco, investor ownership ranges from 14–16%, well below the statewide average.
